Isenhour Homes is set to expand its footprint in Forsyth County with a new development in Pfafftown.
The company has acquired a 13.35-acre tract on Chickasha Drive, aiming to construct approximately 14 homes.
The Winston-Salem/Forsyth County Planning Board has recommended rezoning the property from Agricultural to Residential Single-Family-40 (RS40).
This zoning change would permit homes on lots of at least 40,000 square feet, aligning with the area's existing residential character.
The site is situated on the west side of Chickasha Drive, south of Yadkinville Road and north of Peaceful Glen Drive.
It is bordered by both agricultural land and higher-density residential subdivisions.
Planning Department staff have endorsed the rezoning, noting that the proposal aligns with the Forward 2045 Plan's recommendations to use less intense single-family zoning as a buffer between rural and suburban developments.
During the planning process, a neighbor expressed concerns about potential impacts on residents of Spring Forest Drive.
In response, the Planning Board encouraged Isenhour Homes to collaborate with neighbors to configure the lots in a way that minimizes potential negative effects.
The Winston-Salem City Council is expected to vote on the rezoning request in an upcoming meeting.
