Tanglewood Business Park Bid Hits $4.9M — Could Housing Be Next in Clemmons?

Winston-Salem-based Arden Homes has submitted a $4.9 million bid for the 167-acre site, triggering a 10-day upset bid period. Any new offers now have to come in at $5.39 million or higher.

 

This is now the fifth bid on the property since Forsyth County opened things up earlier this year—not just for business use, but also for potential housing.

 

That shift is a big deal.

 

The site has been marketed as a business park since 2009 with limited traction. Now, multiple builders are stepping in with plans that could turn it into a new neighborhood instead.

 

Here’s how the bidding has played out so far:

 

  • Williams Development (Winston-Salem) started things at $4M, with plans that included some affordable housing
  • Keystone Homes (Greensboro) followed with $4.2M
  • Back-and-forth bids pushed it up to $4.63M
  • Now Arden Homes leads at $4.9M

 

Arden is an active builder in the Triad (59 closings in 2024) and is also involved in the ongoing growth around Welden Village in Kernersville.

Nothing is finalized yet, and there are still hurdles. It's the 12th most active builder in the Triad area.

 

The property is currently zoned light industrial, so any residential project would require rezoning. Forsyth County would also need to adjust existing restrictions tied to the land.

 

Many residents feel traffic and schools are already overloaded, so infrastructure needs to be improved. But when is new housing development in Clemmons too much?

👉 This long-discussed site near Tanglewood could finally be headed toward development, and it’s looking more and more like new housing is on the table.
