Williams Development Proposes Housing at Tanglewood Business Park

Williams Development Group Proposes $4 Million Housing Project at Tanglewood Business Park

Forsyth County Considers Transforming 167-Acre Site into Residential Community Amid Traffic Concerns

Williams Development Group, a prominent developer based in Winston-Salem, has submitted a $4 million proposal to purchase and develop the 167-acre Tanglewood Business Park near  Clemmons into a residential neighborhood.

 

The site, located just two miles from Interstate 40, has been under Forsyth County's ownership since 2000 and was initially marketed for industrial use. However, the property has remained largely undeveloped, prompting the county to explore alternative uses.

 

In a letter to the county, Dixon Pitt, Director of Residential Real Estate at Williams Development, expressed the company's vision: "It's our goal to provide a quality neighborhood that will make a positive impact on the surrounding community."

 

The proposed development includes a commitment to incorporate affordable housing units, adhering to standards set by the Department of Housing and Urban Development (HUD). This initiative aligns with Forsyth County's ongoing efforts to expand affordable homeownership opportunities.

 

However, the project has raised concerns among local officials and residents, particularly regarding potential traffic impacts. The  Clemmons Village Council has expressed apprehension about increased congestion on nearby roads, especially Middlebrook Drive. In response, Williams Development has pledged to conduct a comprehensive traffic impact analysis to address these issues.

 

Additionally, the development would require rezoning the property from its current light industrial classification to residential use. The county would also need to amend existing restrictive covenants that limit the site's development options.

 

Forsyth County Commissioners are scheduled to vote on Thursday, January 15th, whether to accept and advertise Williams Development's offer, initiating a 10-day upset bid period. This process allows other interested parties to submit competing bids, ensuring the county secures the best possible outcome for the property.

 

As the county deliberates, the community remains engaged in discussions about balancing development with infrastructure capacity. The outcome of this proposal could significantly influence the future landscape of  Clemmons and Forsyth County.

 

For residents and stakeholders, the coming weeks will be crucial in determining whether the Tanglewood Business Park will transition from an industrial prospect to a residential community.
