The LewisvilleâClemmons real estate market is beginning 2026 with a noticeable shift â not dramatic, not alarming â just different than the fast-paced environment we saw over the past couple of years.
Closed sales were down 36.4% compared to last January. Median home prices adjusted slightly, down 7.2% to $405,250. Inventory has increased by 24.3%, and homes are now averaging 64 days on the market.
At first glance, those numbers may sound significant. But context matters.
Homes are still selling at an average of 98.9% of list price. Buyers are still active. And well-prepared homes are still moving.
Whatâs changed is the pace.
Buyers are taking a little more time. They have more options to compare. Negotiations are becoming more thoughtful rather than rushed. For many families, this actually creates a healthier, more balanced environment.
For sellers, this means strategy matters more than it did during the height of the frenzy. Pricing accurately, preparing properly, and understanding local trends can make a meaningful difference in outcome.
For buyers, it may feel like thereâs finally a little breathing room â more inventory, fewer bidding wars, and opportunities to make confident decisions.
Markets evolve. Thatâs normal. What matters most is understanding what the shift means for your specific situation and timing.
If youâre wondering how these shifts may affect your homeâs value â or youâre considering a move in 2026 â now is a smart time to get clear on your options. Even small changes in pricing strategy or timing can make a meaningful difference in todayâs market. Kim and Tony Green, broker/owners of Green Haven Realty, specialize in Lewisville and Clemmons and provide honest, data-backed guidance tailored to your specific home. A quick, no-pressure conversation can help you understand where you stand â and how to position your next move wisely.

Tyler Reddick captured a historic win at the 2026 Daytona 500, delivering the first-ever triumph for 23XI Racing, led by NBA icon Michael Jordan.
The race was a wild showcase, with an unprecedented 25 drivers taking their turn at the front.
Reddick only led the crucial final lap, demonstrating exceptional timing and composure to break a 38-race winless streak and claim his ninth Cup Series victory.
A chaotic, last-lap crash reshuffled the lead, but Reddick darted through the mayhem, overtaking Chase Elliott as the checkered flag approached.
For Michael Jordan and co-owner Denny Hamlin, the victory offered redemption after a tough 2025 season shadowed by Reddickâs personal challenges.
It was a challenging Daytona 500 for Lewisvilleâs Dillon brothers. Ty Dillon (No. 10) led the pair, finishing 20th, with former champion Austin Dillon (No. 3) close behind in 24th. Although both showed promise in practice, they were unable to break into the top 10 during the raceâs chaotic final laps.
This unforgettable finish cements 23XI Racingâs place in NASCAR and adds new glory to Jordanâs legendary career. Read More... |
